ABOUT CLARE WARNHAM LTD
Clare Warnham Ltd has a portfolio of residential blocks and residential developments covering South London and the South East of England, Kent in the UK and specialises in providing management services to Resident Management Company (RMC) Directors, landlords and leaseholders in all aspects of Residential Block and Estate Management. Clare’s main client is Fernham Homes Ltd, a quality Home Builder who won the Gold award for best small Housebuilder 2025 at the What House Awards.
Each development is managed personally by Clare. This enables a personalised and accountable management service which is very different to the service provided by the larger management companies. Attention to detail and performance managed by KPIs agreed with the developer portrays commitment to a quality service, while also ensuring properties are managed safely and efficiently. A direct phone line to Clare means she is always available to take calls, answer queries and respond to management issues.
Clare has 25 years’ experience within the estate and property management industry, managing a development of ~ 3,000 units in Kent and is also a chartered management accountant (CGMA) with 13 years post qualified experience. Clare has worked in senior roles overseeing estate management, property management, asset management and UK Group Finance. This means Clare can provide a seamless estate management service together with manging the financial side of estate and block management. This includes the annual service charge accounts preparation, filing the annual statutory accounts at Companies House and carrying out the duties of the Company Secretary on behalf of the RMC Directors.
MY STORY
Clare worked on the Kings Hill development in Kent for 25 years where she gained most her knowledge of service charges and estate management. Certifying estate management accounts and commercial service charge accounts. After this tenure ended, Clare took her knowledge to a Kent housing developer where she was able to rectify, reconcile and certify the service charge accounts for a number of residential block and estate developments, where other managing agents had failed over many years. Clare discovered that services from other estate management companies were disjointed with regards to the communication between accounts and the operations side of the business and that ultimately residents and RMCs were suffering. Clare saw the need for good, caring and accountable estate management and realised she had the knowledge and skills to be able to provide a service that is far superior to that provided by others.
Clare offers a service where she visits the property at least four times a year, sends out annual satisfaction surveys to Residents and commits to answer all queries in a prompt and courteous manner. No call service centres.
